East Midlands market commentary
What the latest official data may mean for buyers, renters and investors.
East Midlands house prices averaged £240,457 in June 2026, according to the UK House Price Index. That is down 0.7% on the month, after May’s slightly positive 0.1% change.
The region is still above where it was a year ago, with annual growth at 2.4%.
East Midlands private rents edged up again in July 2026, according to the ONS Price Index of Private Rents. The average rent reached £918 a month.
That was unchanged from June, which suggests the market is still moving, but only very slightly at the headline level.
East Midlands had an estimated resident population of 5.06 million in 2024, which gives useful scale to the labour-market picture. The latest ONS/Nomis profile shows an employment rate of 75.5%, matching the Great Britain average.
That suggests the region has a broadly similar share of residents in work to the national benchmark.
