Derby’s average house price stood at £205,065 in April 2026, according to the UK House Price Index. That is a small monthly rise of 0.1%, after March’s stronger 0.8% increase.
The city’s market is moving, but only gently. On an annual basis, prices were 1.7% higher than in April 2025.
Derby’s average private rent reached £852 in May 2026, according to the ONS Price Index of Private Rents. That was up £3 from April’s £849.
It means rents rose by 0.3% month on month. The move was modest, but it continued a long run of increases.
Derby’s labour market picture suggests a city with a sizeable working-age base and a pay level that sits a little below the Great Britain benchmark. The resident population was 274,149 in 2024, which gives some scale to the local labour pool and to household demand for homes and services.
