Derby’s average house price stood at £204,016 in June 2026, according to the UK House Price Index. That is a monthly fall of 0.8%, or £1,610 down from May’s £205,626.
Even so, prices remain higher than a year ago. The annual change was 2.3%, up from £199,518 in June 2025.
Derby’s private rent market continued to edge higher in July 2026, according to the ONS Price Index of Private Rents. The city’s average monthly rent now stands at £857.
That is up from £855 in June, so the month-on-month movement was modest at 0.3%. The annual picture is still firmer than the monthly one suggests.
Derby’s labour market picture for the latest ONS/Nomis profile is mixed, with earnings close to the national reference but participation a little weaker. The city has a resident population of 275,344, so these figures matter in the context of a sizeable local workforce and household base.
