What the latest official data may mean for buyers, renters and investors.
House prices in the West Midlands stood at £250,941 in June 2026, according to the UK House Price Index. That was up 1.0% on May, when the average price was £248,439.
It also means values are 2.6% higher than a year earlier, compared with £244,557 in June 2025.
West Midlands private rents continued to edge higher in July 2026, according to the ONS Price Index of Private Rents. The average monthly rent reached £974.
That is up from £971 in June and £932 in July 2025. The latest month-on-month rise was 0.3%, or 0.25% in index terms.
The West Midlands had a resident population of 6.18 million in 2024, so it remains one of the largest regional labour markets in the UK.
