Rugby’s average house price stood at £279,400 in April 2026, according to the UK House Price Index. That is down 0.6% on March, when the average was £281,172.
The latest reading still leaves prices 2.3% higher than a year earlier, so annual growth remains positive even after the monthly dip.
Rugby’s private rental market continued to edge higher in May 2026. The ONS Price Index of Private Rents shows the average monthly rent at £1,038.
That is up from £1,033 in April, a month-on-month rise of 0.4%. The annual picture is still one of growth, but the pace has eased.
Rugby’s latest ONS/Nomis labour-market profile and ASHE earnings data point to a relatively strong local income picture. The resident median weekly pay is £891.70, which annualises to £46,368.
That is above the Great Britain median of £766.60 a week, or £39,863 a year.
