You don't need another dashboard to ignore. You need help with the bits of property management that keep eating into your week. That might be reading a tenancy agreement, checking rent, replying to a tenant or getting a repair moving.
The awkward part is that “AI property management software” now covers all of those things. One tool reads documents. Another drafts messages. Another is built for a large team handling hundreds of enquiries. They can all sound similar until you try to do a real job.
This guide looks at seven options, with UK landlords in mind. We checked the providers' public pages on 23 September 2026. This is a comparison of published features, not a claim that we've tested every product.

Start with the job you need help with. A tool for two rental properties and a platform for a large residential operator are very different purchases.

Prices aren't directly comparable. A lease, a tenancy, a unit and a property can mean different things in each provider's bill. Check billing periods, VAT, usage limits and extra charges before choosing.
A closer look at each tool
1. Bellsoph: AI help for everyday property management

Bank feeds and rent matching. Connect a bank account with your consent and review suggested matches against rent records. Partial payments, combined payments and uncertain matches stay visible, with checks to avoid recording the same transaction twice.
Compliance renewals. Turn an upcoming expiry into a renewal task, arrange the next step and keep the replacement certificate with its review and service evidence. You approve contractor contact and check the new document before completing the renewal.

2. August: documents and portfolio questions
August is worth considering if you want an app that brings tenancy information and paperwork together. Its AI feature page describes document scanning, certificate reminders and questions answered using portfolio information.
There's a useful distinction in its plans: scanning is included in the free tier for up to two tenancies, while Ask August questions start on the paid Growth plan. Check the current landlord pricing, including the question allowance, rather than assuming every AI feature is free.

3. Latch: an AI agent for UK landlords
Latch presents Matt as an AI agent for landlord admin, alongside document analysis and portfolio records. Its website gives you routes into features, comparisons and prices, which makes it easier to investigate a claim.
The pricing page lists Pro at £20 a month for eight leases, with £1 for each additional lease. The free Basic plan excludes Matt. It also labels bank reconciliation as coming soon, so check individual features rather than relying on the plan headline.
Ask for a demonstration of a rent query or tenant message, including the point at which you're asked to approve an action.
4. Letted: messages and maintenance coordination
Letted describes a service for UK landlords that handles tenant conversations through WhatsApp and helps move repairs from a report to an approved booking. Its product page explains the sequence of work and where the landlord makes decisions.
Its pricing page advertises one property free and a limited offer of £20 a month for up to 20 properties. Larger portfolios need an enquiry.
Ask it to explain arrears handling carefully. The pricing copy refers to chasing rent, while the FAQ says it doesn't chase arrears directly. A quick conversation about who sends what, and when, should make the service clearer before you sign up.
5. MRI Agora: a broader business platform
MRI's AI property management guide covers work across leasing, maintenance, accounting and portfolio information. It's a useful place to start if you're evaluating software for a larger organisation or several types of property.
This is a different buying process from downloading a landlord app. Ask which MRI products and integrations are included, what migration involves and who will maintain the setup. Request pricing for that specific scope.
A commercial portfolio, a residential operator and a landlord with a few homes won't have the same requirements. Give the sales team your actual mix of properties and users.
6. AppFolio: check the UK fit first
AppFolio combines property operations with accounting and leasing, with different Realm-X AI capabilities across its plans. It may be relevant to larger residential operators, but UK buyers should check local suitability directly.
Its pricing page says the Core plan has a 50 unit minimum and minimum spend. Pricing is by quote, and the AI features vary by plan.
Before spending time on a migration, ask about UK accounting, payments, tenancy processes and support. Don't assume a feature described for the US market works the same way here.
7. EliseAI: handling more conversations
EliseAI focuses on housing conversations and operations, including leasing enquiries, calls, scheduling, resident communication and maintenance intake.
It's a candidate to investigate when the volume of messages is the problem and you already have systems you need to keep. For a UK portfolio, establish suitability, integrations and how a person takes over a conversation.
We didn't establish a comparable public price for a small landlord. Request a proposal that includes implementation, ongoing usage and support.
What we noticed in the Google AI Overview
We also searched Google for “ai property management software” with UK region settings. The results page showed a UK location and a non personalised search. That is a snapshot of one search on 23 September 2026, not a fixed list of winners, and it doesn't verify that the search came from a UK IP address.
The Overview named Latch, Letted, MRI, AppFolio and EliseAI. Across its nine cited pages, five were comparison or educational articles and four were product pages. Several short recommendations closely matched the audience, features and pricing described in those articles.

Only four of those exact pages also appeared in the first nine ordinary organic results we recorded. That distinction matters: a cited source isn't necessarily a top organic result, and a cited product isn't necessarily a recommendation.
The wider research points in the same direction. Ahrefs studied four million cited URLs and found that 37.1% appeared in the same query's top ten ordinary blue links. It's an observational study across many topics, so it doesn't tell us why Google chose any particular property software page.
For a buyer, the practical lesson is straightforward. Check who wrote a comparison and whether the product details match the job you need help with. A useful comparison should help you understand who a tool suits, what it does, how it works, what it costs and where it falls short.
How to choose without getting lost in feature lists
Pick a job that took too long last week. Use the same example when you try each tool.
If it's paperwork, upload a difficult document and check the result against the original. If it's rent, try a partial payment or an amount that doesn't match the schedule. If it's maintenance, ask what happens when an issue needs urgent attention and no contractor replies.
Then check the parts that don't usually make it into a headline:
- What do I have to approve? Ask about messages, changes to records, bookings and spending.
- Where does an answer come from? You should be able to find the supporting document or record and spot missing information.
- What will this cost for my portfolio? Include extra units, users, AI usage, messages and setup.
- Can I get my information back? Ask about exports, attachments and what happens when you leave.
- How does it work on a real job? Try a document, a partial payment or a repair report from the kind of work you do each week.
You don't need the longest feature list. You need a tool that makes your own work easier, at a price and level of control you're comfortable with.
