How to calculate property management fees
Agents quote a percentage of the rent before VAT and charge one-off fees on top, so the headline rate is never the whole cost. Here is the sum the calculator does for £1,000 a month rent and a 12% plus VAT quote.
- The monthly fee. £1,000 x 12% is £120. Add 20% VAT and it's £144 a month, or £1,728 a year.
- The one-off fees. Tenant find at 75% of a month's rent (£750) and a £150 inventory come to £1,080 with VAT for each new tenant. If tenants stay about 2 years, that's £540 a year.
- Add them up. £2,268 a year, which is 18.9% of the rent rather than the 12% on the quote.
Fixed monthly fees work the same way. Add any check-out, rent review or compliance fees too, because they push the real rate up further.

Typical property management fees in the UK
Agents price the same work in different ways, which is why quotes are hard to compare. These are the usual ranges.
| Service | Typical fee | What it covers |
|---|---|---|
| Tenant find only | 50 to 100% of one month's rent, plus VAT, for each new tenant | Advertising, viewings, referencing and setting up the tenancy |
| Rent collection | 5 to 10% of the rent, plus VAT | Collecting rent and chasing late payments. Tenant find is often charged on top |
| Full management | 10 to 15% of the rent, plus VAT | Day to day running: rent, repairs, inspections and safety certificates |
| Inventory | £100 to £250 for each new tenancy | A check-in report of the condition and contents |
Ranges from UK letting agent fee guides, checked in October 2026. London and HMOs often cost more.
Common questions about management fees
What is a typical property management fee in the UK?
Most agents charge 10 to 15% of the monthly rent for full management, plus VAT at 20%. That turns a 12% quote into 14.4% of the rent. Tenant find is usually charged on top, often 50 to 100% of one month's rent each time a new tenant moves in. London and HMOs tend to cost more.
Do letting agents quote fees with VAT?
Most quote before VAT. If the agent is VAT registered, 20% is added to every fee, including tenant find, inventory and check-out. Check the contract, then set the calculator to Plus VAT or VAT included.
Do landlords still pay tenancy renewal fees?
Not for assured tenancies in England. Fixed terms ended on 1 May 2026 under the Renters' Rights Act, so there is no renewal to charge for. Some agents now charge for serving a Section 13 rent increase instead. Add that under yearly fees.
Are letting agent fees tax deductible?
Yes. HMRC lists letting agent fees and management fees as allowable expenses, so you can take them off your rental income when you work out your tax.
Can letting agents charge tenants instead?
Mostly not. Since 2019 agents in England and Wales can't charge tenants for things like referencing or setting up the tenancy, and Scotland bans these charges too. The landlord pays the agent's fees.
Is a letting agent worth the fees?
It depends on your time and how close you live. Full management makes sense if you live far away, have several homes or would rather not deal with tenants at all. If you live nearby and can handle viewings and repairs, paying for tenant find only, or finding tenants yourself, usually keeps most of the fee.
Is Bellsoph a letting agent?
No. Bellsoph is software for landlords who manage their own lets. It keeps your tenancies, rent invoices, payments, expenses and documents in one place, and reads your safety certificates to flag issues. It's free for one property, and Pro is £19.99 a month for up to 8 properties.
How does this calculator work out the yearly cost?
It takes the monthly fee for 12 months, spreads tenant find, inventory and check-out fees over how long tenants usually stay, and adds any yearly and other monthly fees. If the fees were quoted before VAT, it adds 20%.
The landlord costs calculator adds insurance, repairs, compliance and empty periods to your agent fees.
Bellsoph keeps your rent, records and certificates in one place. Free for your first property, no card needed.
