Terms of use

These are the ground rules for using Bellsoph. We’ve written them in plain English because we’d rather you actually read them. They’re still a legal agreement between you and us, so they’re worth a few minutes of your time.

The short version

  • Our data, valuations and guides help you research and decide. They’re not legal, tax, financial or investment advice, and a valuation from us isn’t a formal survey.
  • You’re still the landlord. Bellsoph helps you keep on top of your legal duties, but they stay yours.
  • Our AI agents can carry out clear, routine reversible work you request. Consequential actions need a separate review of the exact change. Check important details against the original records.
  • Your data belongs to you. We use it to run Bellsoph for you, as our privacy policy explains.
  • Bellsoph Free covers one property with no time limit. Pro is billed monthly and you can cancel whenever you like.
  • You can leave at any time and take an export of your data with you.

This summary is here to help you find your way. The full terms below are what actually count.

Who we are

Bellsoph Property Intelligence (“Bellsoph”, “we”, “us” or “our”) runs the public website at bellsoph.co.uk, our free property tools and calculators, and the Bellsoph landlord software at platform.bellsoph.co.uk, including our AI agents. We’re based in London.

You can reach us at any time through our contact page.

Agreeing to these terms

By using Bellsoph you agree to these terms and to our privacy policy. When you create an account we ask you to confirm this, and we keep a record of the version you agreed to.

You need to be 18 or over to create an account. If you use Bellsoph for a company, partnership or letting business, you’re confirming you’re allowed to accept these terms for it, and “you” includes that business.

If you don’t agree with these terms, please don’t use Bellsoph.

Consumers and businesses

The law gives extra protection to consumers, meaning people using a service mainly for personal reasons rather than for a trade, business or profession. A few parts of these terms work differently depending on which you are, and we’ve said so where that happens. Nothing in these terms takes away rights you have by law.

Our property data, valuations and guides

Our data pages and tools draw on official and licensed sources, including the UK House Price Index, HM Land Registry Price Paid Data, the Office for National Statistics and Energy Performance Certificate records. Each page tells you where its figures come from and the period they cover.

A few things to bear in mind:

  • Official figures are published with a delay and are sometimes revised, so the latest month on our site can be a few months behind the market.
  • Sold prices show what homes sold for in the past. They aren’t a valuation of any property today.
  • Rental valuations and calculator results are estimates based on the evidence available and the details you enter. They aren’t a RICS valuation, a mortgage offer or a promise of the rent you’ll achieve.
  • Property Hub guides explain the rules as we understand them on the date shown. Laws change and every situation is different, so treat them as a starting point.

Nothing on Bellsoph is legal, tax, financial, mortgage or investment advice. Before a big decision, like buying, selling, remortgaging, serving a notice or setting a rent, please check with a qualified professional.

How you can use our data

You’re welcome to use our pages and tools for your own research and for your work. You can quote individual figures or charts in reports, articles, social posts and advice to clients, as long as you credit Bellsoph and link back to the page where you can.

Without our written permission, please don’t:

  • copy large parts of our data, or scrape, crawl or bulk download our pages with bots or scripts
  • republish our data as your own dataset or product, or feed it into a service that competes with ours
  • present our figures in a way that suggests they’re yours, or that we endorse you

Much of the underlying official data is Crown copyright and used under the Open Government Licence v3.0. If you need raw official data in bulk, the original publishers make it available, or you can ask us about access.

Your account

  • Give us accurate details when you sign up and keep them up to date.
  • Keep your password, your email account and any linked sign in (such as Google) secure, and don’t share your login with anyone.
  • If you connect a WhatsApp number, keep that phone secure too, because messages from it can instruct your AI agent.
  • If you invite team members, give each person only the access they need and remove it when they no longer need it.
  • Tell us straight away if you think someone has got into your account without permission.

You’re responsible for what happens under your account, including anything done by people you’ve invited or from a phone number you’ve connected.

The landlord software

Bellsoph gives you one place for your properties, tenants, tenancies, rent, invoices, expenses, documents, compliance, maintenance and tasks, with AI working alongside you to keep things moving.

You’re still the landlord

Using Bellsoph doesn’t make us your letting agent, managing agent, solicitor, accountant or tax adviser. The legal duties that come with letting property stay with you. That includes protecting deposits, Right to Rent checks, gas and electrical safety, EPCs, licensing, repairs, serving valid notices and anything else the law asks of you.

Reminders and compliance checks

Reminders, checklists, compliance statuses and AI compliance document checks are there to help you stay organised. They rely on the information you give us and can’t cover every rule for every property, so please don’t treat a missing reminder as proof that nothing is due. An AI check helps you review a certificate. It doesn’t replace a qualified inspection or confirm that a property meets every legal requirement.

Rent, invoices and money

Bellsoph doesn’t hold or move your money. Invoices, rent records and payment matching are there to keep your records straight. You’re responsible for the amounts you charge, for following the rules on what tenants can be charged, and for your own tax affairs.

When you ask Bellsoph to send invoices or reminders to tenants, you’re confirming the details are right and that you’re entitled to contact them that way.

AI features and agents

AI runs right through Bellsoph. It reads tenancy agreements, certificates, invoices and receipts, answers questions about your portfolio, researches rental valuations and flags what needs your attention. Our AI agents work for you on WhatsApp and other messaging apps as well as in the web app. They can:

  • answer questions about your rent, expenses, documents and compliance
  • take in certificates, photos and repair reports and turn them into records and tasks
  • prepare rent reminders based on what’s due and what’s been paid
  • handle maintenance, from logging a repair to gathering quotes and arranging a contractor
  • line up compliance renewals before certificates run out
  • draft and send messages to your tenants and contractors

You stay in control

The assistant acts within your current Bellsoph permissions and selected workspace. It can carry out clear, routine reversible work you request, such as creating a task, updating contact details or filing an unambiguous document, without asking you to approve each step again. If a property, person or detail is unclear, it asks you to clarify. Undo is available for supported routine changes while the affected records have not changed again.

Consequential actions, such as changing existing financial amounts, recording a rent receipt or sending a supported tenant email, require a separate signed-in review of the exact records and proposed change. An email review includes its recipient and content. A general “yes” in chat is not that approval, and a changed record may need a new review. Approval does not enable unsupported actions: the assistant does not move money or serve legal notices. When you approve an action, it is your decision, just as if you had done it yourself.

AI can get things wrong

AI can misread a document, misunderstand a message or get a figure wrong. Check what it suggests before you approve it, and compare important details with the original document. Please don’t rely on AI output alone for a legal notice, a rent increase, a deposit deduction or a decision about a tenant. We don’t use AI to make decisions about tenants that have legal or similarly significant effects on them.

Messaging apps

When you use our agent on WhatsApp or another messaging app, that app’s own terms and privacy policy apply to your use of it. You confirm you have permission to message the tenants and contractors your agent contacts, and that you’ll only share the information they need. If someone asks not to be contacted this way, we’ll stop, and you should respect their choice too.

For help from a person, use our contact page. To stop WhatsApp reminders, reply STOP or change your reminder settings. To stop the assistant using your WhatsApp connection, choose Disconnect WhatsApp in Bellsoph Settings. You can ask the connected assistant to show or forget a saved preference in the selected workspace. Disconnection and STOP do not delete earlier messages or business records; our WhatsApp data instructions explain exports, retention and how to request deletion.

Contractors and bookings

When our agent arranges work, your agreement is with the contractor, not with us. We don’t employ contractors or guarantee their work, prices or availability, so check their credentials, insurance and quote before you approve a job.

Bank connections

If you connect a bank account, we get access to your transactions through a regulated open banking provider, only with your consent and only to read them. We use this to suggest rent matches for you to confirm. We can’t make payments from your account. Consent lasts for a limited time and you can withdraw it whenever you like.

To provide AI features we send the relevant content to the AI providers we use. Our privacy policy explains who they are and how your information is protected.

Your content

Everything you put into Bellsoph stays yours. That includes property records, documents, photos, messages and notes.

You give us permission to store, copy, process and display your content only as far as we need to run Bellsoph for you, keep it secure, fix problems and meet our legal duties. That permission ends when your content is deleted, apart from backups that cycle out over time and anything we have to keep by law.

By adding content you confirm you have the right to use it and share it with us, and that where the law requires it, you’ve told tenants, guarantors and contractors how their information will be used. For information about those people you’re normally the data controller and we process it for you. Our privacy policy explains this properly.

Please only upload what you need. Bellsoph doesn’t need special category information, such as health details, to work.

Things you mustn’t do

Please don’t use Bellsoph to:

  • break the law, or help anyone else do so
  • discriminate against tenants or applicants, or harass, threaten or mislead anyone
  • send spam or unwanted messages through our agents
  • upload content you don’t have the right to use, or anything containing viruses or harmful code
  • get into accounts, data or parts of Bellsoph you’re not meant to access
  • scrape our pages, get around usage limits or put an unreasonable load on our systems
  • copy, reverse engineer or resell Bellsoph, or use it to build a competing product
  • create misleading, abusive or unlawful material with our AI features

If you do, we may limit, suspend or close your account, as explained in Leaving Bellsoph.

Plans, trials and payment

  • Bellsoph Free covers one property with no time limit and no card needed.
  • Bellsoph Pro is for growing portfolios and is priced monthly, as shown on our pricing page.
  • Everyone can try Pro free for 30 days. We don’t take a payment when you start a trial, and we’ll confirm your subscription and billing details with you before your first payment. You won’t be charged for anything you haven’t agreed to.
  • Once you’re paying, Pro renews monthly until you cancel. You can cancel at any time and keep Pro until the end of the month you’ve paid for. Unless the law says otherwise, we don’t refund part months.
  • If we change our prices, we’ll give you at least 30 days’ notice before a new price applies to you, so you can cancel first if you’d prefer.
  • Some features have fair use limits, such as how many rental valuations you can run in an hour or a day. They keep Bellsoph fast and affordable for everyone.

Our public data pages, calculators and guides are free to use without an account. If you’re a consumer, nothing in this section affects your legal right to cancel.

Availability and changes to Bellsoph

We work hard to keep Bellsoph fast and reliable, but we can’t promise it will always be available or free of errors. Sometimes we’ll need to take it offline for maintenance, and things outside our control can cause interruptions (see Events outside our control).

Bellsoph keeps improving, so we’ll add, change and sometimes remove features. If we remove something important that you rely on, we’ll give you reasonable notice where we can and a chance to export your data.

Other services we work with

Bellsoph relies on trusted providers for things like hosting, sign in, email, messaging, open banking and AI. Our website also links to other sites, such as the official sources behind our data, and we’re not responsible for what they publish. Where you choose to use a third party service through Bellsoph, like signing in with Google or messaging on WhatsApp, their terms apply to that part too.

Our intellectual property

Bellsoph, our name and logo, our website and software, our code and the way we’ve compiled and presented our data belong to us or to the people who license them to us.

We give you a personal right to use Bellsoph under these terms. It isn’t exclusive, you can’t transfer it, and it doesn’t give you ownership of anything.

If you send us ideas or feedback, we may use them to improve Bellsoph without owing you anything. We really do read them.

Leaving Bellsoph

You can stop using Bellsoph whenever you like. To close a landlord workspace, go to Settings and request deletion. There’s a short cooling off period in case you change your mind, and you can download an export of your data before you go. If you’re paying for Pro, let us know you’re leaving and we’ll stop your subscription.

You can disconnect WhatsApp separately in Settings without closing the workspace. For deletion of assistant history or saved preferences, follow our WhatsApp data instructions or contact support. We may need to check your identity and any retention obligations before completing a deletion request.

We may suspend or close your account, or stop an AI agent acting for you, if you seriously or repeatedly break these terms, if the law requires it, or if we reasonably believe your account is putting other people or Bellsoph at risk. Where it’s fair and safe to do so, we’ll tell you first and explain why.

What happens to your data after that is set out in our privacy policy. The parts of these terms that are meant to last, like those about intellectual property and responsibility, keep applying after you leave.

Our responsibility to you

We don’t exclude or limit our liability where the law doesn’t allow it. That includes death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, and your statutory rights as a consumer.

If you’re a consumer

We’re responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill. Loss is foreseeable if it’s obvious it would happen, or if we both knew it might happen when you started using Bellsoph. We’re not responsible for business losses, such as lost profit, lost rent or a lost business opportunity.

If digital content we supply damages a device or other digital content of yours because we didn’t use reasonable care and skill, we’ll either repair the damage or compensate you.

If you use Bellsoph for business

We’re not responsible for loss of profit, rent, revenue, business, goodwill, anticipated savings or data, or for any indirect or consequential loss. Our total liability to you for everything connected with Bellsoph in any 12 month period is limited to the greater of £100 or the total you paid us in that period.

Decisions you make

Our data, valuations, AI output and guides are there to inform you. We’re not responsible for the outcome of decisions you make based on them without checking the details or taking proper advice, or for the consequences of actions you approved where our agent carried them out as you approved them.

Events outside our control

We’re not responsible for delays or failures caused by things we can’t reasonably control, such as a major outage at one of our providers, a messaging app or bank connection going down, a cyber attack or a wider internet failure. If that happens we’ll let you know, keep the disruption as short as we can and do what we can to keep urgent issues in front of you.

Changes to these terms

We’ll update these terms from time to time as Bellsoph grows and the law changes. The date at the top of this page shows when they last changed.

If we make a change that matters, we’ll tell you by email or in the software before it takes effect, and your account settings will ask you to accept the new version. If you’re not happy with a change, you can stop using Bellsoph and close your account before it applies.

Complaints and the law

If something’s gone wrong, please tell us through our contact page. We’ll look into it properly and aim to put it right quickly. Most problems get sorted this way.

These terms are governed by the law of England and Wales, and disputes will be dealt with by the courts of England and Wales. If you’re a consumer living in Scotland or Northern Ireland, you can also bring proceedings in your local courts.

The small print

  • If a court decides part of these terms can’t be enforced, the rest still applies.
  • If we don’t enforce something straight away, we can still enforce it later.
  • We may transfer our rights and duties under these terms to another organisation, for example if Bellsoph is sold. We’ll tell you if that happens, and you can close your account if you’re unhappy. You need our written agreement to transfer your rights to someone else.
  • These terms, together with our privacy policy and anything we agree with you in writing (such as billing details for Pro), make up the whole agreement between us. Nobody else has rights under them.
