Wolverhampton market commentary
What the latest official data may mean for buyers, renters and investors.
Wolverhampton’s average house price stood at £216,668 in June 2026, according to the UK House Price Index. That is up 0.4% on the month and 8.2% higher than a year earlier.
The city has therefore kept its upward momentum, even if the latest monthly rise was slightly smaller than May’s 0.7% increase.
Wolverhampton’s latest ONS Price Index of Private Rents data shows an average private rent of £942 in July 2026. That is a modest rise from £938 in June, so rents moved up by 0.4% month on month.
The annual picture is still much stronger.
Wolverhampton’s latest ONS and Nomis labour-market profile, alongside ASHE earnings data, shows a city with a sizeable resident base and a pay level below the Great Britain average. The resident population was 281,434 in 2025, so these figures matter across a broad local market rather than a small sample.
