Smithgate
A 12-acre mixed-use regeneration project transforming the area between School Street and Darlington Street. Led by the English Cities Fund (a partnership between Muse, Legal & General, and Homes England), the scheme will deliver up to 1,000 new homes, 20,000 sq. ft. of retail and leisure space, and new public realm areas. The first phase, 'Bicycle Works', is currently under construction and will provide 331 high-specification apartments.
St George's Site Redevelopment
A proposed £120m regeneration scheme for the long-vacant former Sainsbury's store and the Grade II-listed St George's Church site. Developer Capital&Centric is leading the project, with public consultations launching in July 2026 to present updated proposals for the site's transformation.
