Walsall market commentary
What the latest official data may mean for buyers, renters and investors.
Walsall’s average house price stood at £214,922 in April 2026, according to the UK House Price Index. That is up by 1.0% on March, when the average was £212,899.
It is also 2.2% higher than a year earlier, pointing to modest but continued growth. The latest monthly rise follows a softer March.
Walsall’s average private rent stood at £908 in May 2026, according to the ONS Price Index of Private Rents. That was up from £906 in April, so monthly growth was modest at 0.2%.
The annual rise was stronger. Rents were 7.6% higher than a year earlier, when the average was £844.
Walsall’s labour market picture in the latest ONS and Nomis data points to earnings and employment levels that sit below the Great Britain average. That matters for affordability context, because local incomes help shape how much room households may have in their budgets, even though they do not directly determine property prices or rents.
