Sandwell’s average house price stood at £212,547 in April 2026, according to the UK House Price Index. That is the latest mix-adjusted figure for the area.
It means values rose by 1.5% over the month, adding just over £3,100 from March’s £209,436. The annual picture is also positive.
Sandwell’s average private rent stood at £940 in May 2026, according to the ONS Price Index of Private Rents. That was up by £1 from April, so the month-on-month move was small.
Even so, the direction remains upwards. The annual picture is stronger.
Sandwell had a resident population of 353,860 in 2024. That is a large local labour market, and it gives useful context for how many households are earning, looking for work, or out of the labour market altogether.
