Market Place Regeneration (Assembly Rooms Site)
Derby's Market Place regeneration reached a major milestone on 26 August 2026, with the signing of a Master Development Agreement between Derby City Council and ION Property Developments Limited. Following the grant of outline planning permission in July 2026, this partnership formalises ION as the strategic development partner tasked with delivering the multi-use Derby MADE cultural hub, a four-star hotel, and Grade A office space on the former Assembly Rooms site.

Derbion Masterplan (Eagle Quarter & Bradshaw Way)
The Derbion Masterplan has entered its delivery phase following the formal granting of planning permission for the Eagle Quarter and Bradshaw Way sites in June 2026. With Section 106 agreements finalised, the project is set to transform underutilised city centre land into a mixed-use district featuring 1,152 new homes, significant commercial space, and public realm enhancements, including a new square and improved pedestrian connectivity.
