Market Place Regeneration (Assembly Rooms Site)
Derby's Market Place regeneration reached a significant milestone on 16 July 2026, when the Planning Control Committee granted outline planning approval for the redevelopment of the former Assembly Rooms site. Following design refinements to address heritage and aesthetic concerns, the project is now set to proceed with the discharge of planning conditions for site demolition and the formalisation of development contracts with strategic partners, VINCI UK Developments and Ion Developments.

Derbion Masterplan (Eagle Quarter & Bradshaw Way)
The Derbion Masterplan has entered its delivery phase following the formal granting of planning permission for the Eagle Quarter and Bradshaw Way sites in June 2026. With Section 106 agreements finalised, the project is set to transform underutilised city centre land into a mixed-use district featuring 1,152 new homes, significant commercial space, and public realm enhancements, including a new square and improved pedestrian connectivity.
