What the latest official data may mean for buyers, renters and investors.
South Derbyshire’s average house price stood at £258,672 in June 2026, according to the UK House Price Index. That is a small fall of 0.3% from May, when the average was £259,442.
Even so, values remain firmly above where they were a year ago. The annual change is 5.6%, up from £244,894 in June 2025.
ONS private rent statistics show that the average monthly rent in South Derbyshire reached £879 in July 2026. That is up by £3 from June, so the month-on-month move was modest at 0.3%.
It also leaves rents 4.4% higher than a year earlier, when the average was £842.
South Derbyshire has a resident population of 119,441, so the local labour market supports a sizeable base of households alongside its housing demand. The latest ONS and Nomis data, using the Annual Population Survey profile and ASHE resident earnings, show a fairly strong employment picture by national standards.
