Rutland market commentary
What the latest official data may mean for buyers, renters and investors.
Rutland’s average house price stood at £305,174 in April 2026, according to the UK House Price Index. That is below March’s £311,613 and gives a month-on-month fall of 2.1%.
Rutland’s average private rent stood at £964 in May 2026, according to the ONS Price Index of Private Rents. That is up by £1 from April, so the month-on-month movement was broadly flat.
The annual rise was 3.4%, which shows rents are still increasing, but much more slowly than they were a year ago.
Rutland’s labour market profile suggests a relatively strong earnings and employment position, based on the latest ONS and Nomis data. The area had a resident population of 41,443 in 2024, so this is a small local market.
That matters when reading the figures, because small populations can produce more year-to-year movement than larger places.
