Sheffield Station Campus
The Sheffield Station Campus is a strategic regeneration project led by Homes England in collaboration with Sheffield City Council and regional partners. The 4-hectare site is positioned as a major gateway to the city, with development plans focused on delivering 215,000 sq ft of office space and approximately 800 new homes. The project is integrated with wider regional infrastructure improvements, including Northern Powerhouse Rail connectivity and public realm enhancements, with Phase 1 marketing currently underway as of late Summer 2026.
Attercliffe Waterside
Attercliffe Waterside is a 23-acre regeneration project in Sheffield's Lower Don Valley, transforming former industrial land into a sustainable, residential-led neighbourhood. Led by developer Citu in partnership with Sheffield City Council, the scheme aims to deliver up to 1,000 zero-carbon homes across three phases, alongside the repurposing of historic buildings for workspace, arts, and leisure. The project is supported by significant transport and public realm improvements under the Connecting Sheffield initiative, which is currently underway to enhance connectivity between Attercliffe, Darnall, and the city centre.
Moorfoot Catalyst Site
The Moorfoot Catalyst Site is a major residential-led regeneration project in Sheffield city centre, delivered through a partnership between Sheffield City Council and Homes England. Spanning 12 acres south of The Moor, the scheme aims to transform a prominent gateway location into a sustainable neighbourhood. Phase one focuses on the former Wickes site and the landmark Moorfoot Building, with proposals for approximately 725 homes, including 320 units within a commercial retrofit of the existing structure, alongside commercial space, a mobility hub, and new public realm.
