What the latest official data may mean for buyers, renters and investors.
Sheffield’s average house price was £219,539 in June 2026, according to the UK House Price Index. That is down 0.6% on the month, but still 5.0% higher than a year earlier.
The market has therefore softened a little in the latest month, while keeping a clear annual gain in place.
Sheffield’s private rent picture continued to edge upwards in July 2026. According to the ONS Price Index of Private Rents, the average rent reached £929 a month.
That is up from £925 in June, so rents rose by 0.4% month on month. The annual increase stood at 4.5%, slightly above June’s 4.4% reading.
Sheffield’s latest ONS and Nomis labour-market picture shows a large city economy with a resident population of 579,517 in 2025. That population base matters for housing context because it points to a substantial local workforce and a broad pool of households competing across different tenures and price points.
