Sheffield’s average house price stood at £222,080 in April 2026, according to the UK House Price Index. That was slightly lower than March, when the average was £222,236.
The monthly movement was -0.1%, so prices edged down rather than surged ahead. The bigger picture is more positive.
Sheffield’s average private rent stood at £922 in May 2026, according to the ONS Price Index of Private Rents. That is up from £920 in April, so rents rose by £2 month on month.
The monthly change was 0.22%, a small increase but still a fresh step higher. The annual picture remains firmer.
