What the latest rent data means for renters and landlords

Data monthSeptember 2026

September 2026 rent sat below Greater London, but annual growth was slightly stronger

In September 2026, Hounslow’s average rent was £1,962, which was 16.1% lower than Greater London’s £2,338. Hounslow’s annual rate was 0.1 percentage points higher than the London rate. The ONS Private Rental Prices Index covers new and existing tenancies, so this is statistical context rather than advertised rents or direct comparables for a particular home.

Bedroom size matters: larger homes carried a clear premium

For September 2026, the averages were £1,589 for a one bed, £1,956 for a two bed, £2,254 for a three bed and £3,093 for a four or more bed. The step from three bed to four or more bed was £839 higher, or 37.2%, and the annual rent difference over twelve months was £10,068. Growth was not uniform across the size bands: three bed had the highest annual rate at 4.2%, while four or more bed had the lowest at 3.1%.

Property type averages also varied, with flats at the lower end

In September 2026, the published type averages ran from Flat Maisonette at £1,808 to Detached at £2,698. Terraced was £2,232, while Semi-detached was £2,426. On growth, Semi-detached had the highest annual rate at 3.9%, while Flat Maisonette had the lowest at 3.5%. The gap between Semi-detached and Flat Maisonette was 0.4 percentage points.
