What the latest official data may mean for buyers, renters and investors.
Bristol’s average house price in April 2026 stood at £353,662, according to the UK House Price Index. That was up 1.0% from March, when the average was £350,161.
It also put the city slightly above its level a year earlier, with annual growth of 0.3%.
Bristol’s average private rent stood at £1,883 in May 2026, according to the ONS Price Index of Private Rents. That was slightly lower than April’s £1,885, so the monthly movement was modestly negative at 0.1%.
Even so, rents remain high by historic standards. The annual picture still points to strong growth.
Bristol’s labour market picture remains stronger than the Great Britain average in the latest ONS/Nomis profile. The city’s resident population was 494,399 in 2024, which gives the local earnings and employment figures a large and diverse base.
