What the latest rent data means for renters and landlords

Data monthSeptember 2026

Bristol is above the South West rent benchmark

ONS private rent statistics put Bristol’s average at £1,893 in September 2026, compared with £1,251 for South West England. The Bristol average was 51.3% higher than the regional average. Bristol’s annual rent rate was 1.5 percentage points higher than the benchmark’s.

These figures provide area-level context, not advertised rents or direct comparables for an individual property. The statistics include new and existing tenancies.

Bedroom averages provide a size-based reference

In September 2026, the average was £1,230 for a one bed, £1,551 for a two bed, £1,769 for a three bed and £2,558 for a four or more bed. The largest published adjacent rent step was between three bed and four or more bed, at £789 per month. This compares averages for different homes; it is not the rent effect of adding a bedroom to one property.

Annual rent rates varied by bedroom band: the three bed rate was 6.2%, the highest, while the four or more bed rate was 5.2%, the lowest. Use the category closest to the property’s bedroom count as statistical context, rather than as a direct comparable.

Property type averages add another point of reference

For September 2026, the average was £1,514 for a Flat Maisonette and £2,103 for a Semi-detached. Their annual rent rates were 5.3% and 6.0% respectively. These are statistical averages by property type, not a set of local listings or direct matches for a particular home.
