Data monthSeptember 2026

Bradford sits below the Yorkshire and the Humber rent benchmark

In September 2026, Bradford’s average rent was £739, compared with £869 across Yorkshire and the Humber. Bradford was 15.0% lower than the regional figure. These ONS Private Rental Prices Index averages cover new and existing tenancies, so they provide statistical context rather than advertised rents or individual comparable listings.

Bradford’s annual rent change was 1.6%. That was 3.2 percentage points lower than the Yorkshire and the Humber annual rate. This compares annual rates, not a change in the growth rate.

Bedroom averages give the most useful size reference

The published bedroom averages for September 2026 were £545 for one bed homes, £670 for two bed homes, £803 for three bed homes and £1,099 for four or more bed homes. For a property being benchmarked, the nearest bedroom category is usually the more relevant statistical reference than the citywide average, but these are still category averages rather than individual comparables.

Annual rates varied by bedroom count too: three bed homes recorded 2.0%, while four or more bed homes recorded 1.0%. The gap between those categories was 1.0 percentage points; it shows divergence across published groups, not the effect of adding a bedroom to one home.

Property-type averages also move apart

The September 2026 averages ranged from £616 for Flat Maisonette homes to £1,045 for Detached homes. The other published categories were £713 for Terraced homes and £782 for Semi-detached homes. These are broad statistical averages, so they should be used as type context rather than as evidence of specific comparable listings.

Annual rates also differed by type: Flat Maisonette homes recorded 1.1%, Detached homes recorded 1.3%, Terraced homes recorded 1.8%, and Semi-detached homes recorded 2.0%. The spread between Semi-detached and Flat Maisonette homes was 0.9 percentage points.
