Calderdale rents sit below the regional average

In September 2026, the average rent in Calderdale was £760, compared with £869 across Yorkshire and the Humber. The local average was 12.5% lower than the regional figure. The annual rate of rent change was also 1.6 percentage points lower than the benchmark.

These ONS Private Rental Prices Index figures cover new and existing tenancies. They are area-level averages, not advertised rents or comparable listings for a particular property.

Bedroom count gives a useful rent range

For September 2026, average rents ranged from £551 for a one bed property to £1,130 for a four or more bed property. The averages for a two bed and a three bed were £688 and £821 respectively.

The largest published step between adjacent bedroom categories was from three bed to four or more bed: the latter averaged £309 more per month. These are averages across different homes, not an estimate of the effect of adding a room to a particular property.

Property type also separates the averages

The September 2026 averages by type ranged from £630 for a Flat Maisonette to £1,082 for a Detached. A Terraced averaged £715, while a Semi-detached averaged £830. Use these figures as statistical context rather than as evidence of rents for comparable listings.
