Holes Bay Regeneration
Holes Bay is a council-owned, 40-acre brownfield site in Hamworthy, Poole, formerly occupied by a coal-fired power station. BCP Council identifies the site as a strategic regeneration priority for a mixed-use, residential-led neighbourhood. Following the dissolution of the council's regeneration company, FuturePlaces, the project is managed by the council's Investment and Development directorate. Recent scrutiny reports confirm that while the site remains a priority, it faces significant viability challenges, including the need for substantial infrastructure investment, complex site conditions, and environmental constraints. The council is actively seeking government support to unlock the asset while coordinating with wider flood defence works in the area.
Hawkwood Road Regeneration
The Hawkwood Road regeneration project in Boscombe has officially entered its construction phase following a groundbreaking ceremony in early August 2026. Led by AJC Group on behalf of BCP Council, the development is transforming a brownfield site into a mixed-use neighbourhood featuring 68 council-owned social-rent homes, a new community centre, public green space, and flexible commercial floorspace. Supported by the UK Government's Towns Fund, the project is being delivered in two phases, with full completion anticipated by August 2028.
