What the latest official data may mean for buyers, renters and investors.
York’s average house price stood at £308,788 in April 2026, according to the UK House Price Index. That was a slight fall of 0.2% from March, when the average was £309,497.
So the market softened a little over the month, but the move was small rather than dramatic. The annual picture is stronger.
York’s private rental market continued to edge higher in May 2026, according to the ONS Price Index of Private Rents. The average rent stood at £1,182.
That was up from £1,178 in April, a monthly rise of 0.4%. It also means rents have increased by 5.3% over the year, compared with £1,123 in May 2025.
York’s latest ONS/Nomis labour-market profile points to a relatively strong local earnings and employment picture. On the resident measure, median weekly pay is £766.60, which annualises to £39,863.
That is the same as the Great Britain benchmark in the supplied data. Median hourly pay is £20.84, above the GB figure of £19.74.
