What the latest official data may mean for buyers, renters and investors.
Woking’s latest UK House Price Index data puts the average home at £436,416 in April 2026. That is down 0.9% from March, when the average was £440,560.
It also leaves prices 3.0% below the same month last year, so the annual picture remains softer than a year ago.
Woking’s latest average private rent was £1,618 in May 2026, according to the ONS Price Index of Private Rents. That was up by £3 from April’s £1,615, so the monthly movement was modest.
The latest ONS private rent statistics therefore point to a fairly steady market at the moment, rather than a sharp jump.
Woking has a resident population of 105,679, based on the 2024 estimate used alongside the 2025 labour data. That gives useful context for a local labour market that is large enough to show a clear profile, but still quite concentrated compared with Great Britain as a whole.
