Watford’s average house price stood at £387,493 in April 2026, according to the latest UK House Price Index. That is up 0.9% on the month.
It is also 0.4% higher than a year earlier. So the market has edged back into positive annual growth after a weaker spell.
Watford’s private rental market edged higher in May 2026. The ONS Price Index of Private Rents shows the average monthly rent at £1,814.
That is up from £1,811 in April, so rents rose by 0.1% month on month. It is a small increase, but it keeps the upward trend in place.
Watford’s resident labour market looks fairly solid in the latest ONS and Nomis data, with a clear earnings advantage over Great Britain. The city had a resident population of 107,171 in 2024, so this is a sizeable local labour market rather than a small commuter town snapshot.
