What the latest official data may mean for buyers, renters and investors.
Plymouth’s latest UK House Price Index reading shows the city’s average property price at £216,463 in April 2026. That is up by 0.2% on March, when the average stood at £216,089.
It also leaves annual growth at 2.9%. The month-on-month move was modest, but it follows a slightly firmer March, when prices fell by 0.4%.
Plymouth’s average private rent stood at £994 in May 2026, according to the ONS Price Index of Private Rents. That was up from £989 in April.
The monthly rise was modest, at 0.4%, so rents continued to edge higher rather than jump sharply. The annual picture is still more significant.
Plymouth’s latest ONS and Nomis labour-market picture shows a city with a large resident base and a broadly steady employment profile. The resident population was 272,067 in 2024.
That gives useful scale for understanding local income demand, but it is not a direct guide to housing costs.
