Nottingham and the East Midlands

The ONS average rent in Nottingham was £1,015 in September 2026, compared with £928 across the East Midlands. Nottingham’s average was 9.4% higher than the regional average. The annual rent change was 1.7%, while its rate was 2.1 percentage points lower than the regional annual rate. These are statistical averages, not advertised rents or listings matched to an individual property; the ONS measure includes new and existing tenancies.

Bedroom-size averages

In September 2026, the averages ranged from £735 for a one bed to £1,462 for a four or more bed. The averages for a two bed and a three bed were £916 and £1,054 respectively. These category figures offer size-based statistical context, not comparable listings. The step between the three bed and four or more bed categories compares different homes; it is not an estimate of the cost of adding a room.

Rents by property type

The Flat Maisonette average was £837, compared with £995 for Terraced, £1,062 for Semi-detached and £1,308 for Detached in September 2026. Annual rates also differed: Terraced had the highest listed rate at 2.0%, while Flat Maisonette had the lowest at 1.0%. These are type-category averages, not rents from properties matched for location, condition or other features.
