Newham’s average house price stood at £403,032 in June 2026, according to the UK House Price Index. That is down 1.5% on the month and 0.7% below a year earlier.
It keeps the borough close to the £400,000 mark, but slightly below it after May’s stronger reading.
Newham’s private rent market edged lower in July 2026, according to the ONS Price Index of Private Rents. The average monthly rent was £1,927.
That was down by £1 from June, a very small month-on-month fall of 0.02%. It shows the market was broadly steady at the start of the summer.
Newham’s labour market profile points to a large and active local population. The borough had an estimated resident population of 376,542 in 2025, which gives the employment figures real scale and makes the income mix important for any view of housing affordability.
