Leeds house prices continued to edge higher in June 2026, according to the UK House Price Index. The average price reached £249,394.
That was up 0.8% on the month, showing a firmer pace than in May, when prices rose by 0.2%. The annual picture is stronger too.
Leeds rents continued to edge higher in July 2026, according to the ONS Price Index of Private Rents. The average private rent in the city reached £1,140 a month.
That is up £5 from June, a monthly rise of 0.4%. The annual picture is stronger.
Leeds has a large resident base, with a population of 840,550 in 2025. That scale matters for housing demand context, but it should be read alongside local earnings and labour-market conditions rather than on its own.
