Croydon’s average house price stood at £395,442 in April 2026, according to the UK House Price Index. That was up 1.5% on the month, adding around £5,900 compared with March.
It was also only 0.3% lower than a year earlier, so annual price movement remains close to flat.
Croydon’s average private rent reached £1,572 in May 2026, according to the ONS Price Index of Private Rents. That is up £7 on the month, or 0.4%, and £56 higher than a year earlier.
The annual rise now stands at 3.7%. The latest monthly move is modest, but it extends a clear upward trend.
Croydon’s latest ONS and Nomis labour-market profile points to a large and active local workforce. The city’s resident population was 409,342 in 2024.
That gives the pay and employment figures real scale. It also helps explain why affordability needs to be read alongside a sizeable local labour market rather than in isolation.
