Colchester’s latest UK House Price Index reading shows the average home price at £298,311 in April 2026. That is almost unchanged from March, when the average was £298,428.
The month-on-month movement was flat at 0.0%, after a small fall of 0.3% in the previous month. On an annual basis, prices are also flat.
The ONS Price Index of Private Rents shows that Colchester’s average private rent stood at £1,211 in May 2026. That is down slightly from £1,217 in April, a monthly fall of 0.5%.
Even so, rents remain well above the level seen a year earlier, with annual growth at 4.5%.
Colchester’s labour market picture for 2025 is broadly steady, based on the ONS Annual Population Survey profile shown by Nomis and ONS ASHE earnings data. The city’s resident population was 200,222 in 2024, so these figures sit within a sizeable local workforce and household base.
