Cheltenham house prices rose to an average of £332,502 in April 2026, according to the UK House Price Index. That is up from £326,496 in March, giving a monthly rise of 1.8%.
It is also 4.8% higher than a year earlier, which points to firmer annual growth after a softer spell through much of 2025.
Cheltenham’s average private rent reached £1,249 in May 2026, according to the ONS Price Index of Private Rents. That is up from £1,240 in April, so rents rose by £9 in the month.
The monthly increase was 0.7%, which suggests the market is still moving upwards, but not sharply. The annual picture is also positive.
