Chelmsford’s average house price stood at £383,103 in June 2026, according to the UK House Price Index. That was up 0.3% on May, when the average was £382,122.
The latest monthly rise is modest, but it does show that values edged higher after a flat month before it.
Chelmsford’s average private rent stood at £1,442 in July 2026, according to the ONS Price Index of Private Rents. That is down slightly from £1,447 in June, a monthly fall of 0.4%.
It is a modest dip, but it follows a period of much stronger growth earlier in the year.
Chelmsford’s latest ONS and Nomis labour-market profile shows a comparatively strong earnings picture. Residents had a median weekly pay of £878.30 in ASHE 2026, which annualises to £45,672.
That is above the Great Britain median of £766.60 a week, or £39,863 a year. Median hourly pay also sits higher, at £22.66 versus £19.74 nationally.
