Broadland market commentary
What the latest official data may mean for buyers, renters and investors.
Broadland’s average house price stood at £312,908 in April 2026, according to the UK House Price Index. That is a slight fall of 0.3% from March, when the average was £313,707.
It suggests prices have eased a little at the start of spring, but not by much. The annual picture is much stronger.
Broadland’s average private rent stood at £939 in May 2026, according to the ONS Price Index of Private Rents. That was up £4 on April’s £935.
The month-on-month rise was 0.4%, so rents continued to edge higher rather than jump sharply.
Broadland had an estimated resident population of 138,157 in 2024. That gives useful context for the local labour market.
It is a sizeable area, but still much smaller than Great Britain as a whole. The figures below are from ONS and Nomis, using the Annual Population Survey for labour-market rates and ASHE for resident earnings.
