What the latest official data may mean for buyers, renters and investors.
Winchester’s average house price stood at £462,014 in April 2026, according to the latest UK House Price Index. That is a modest fall of 0.6% from March, when the average was £464,705.
Prices are also 1.1% lower than a year ago. The latest monthly move follows a brief rise in March.
Winchester’s average private rent reached £1,505 in May 2026, according to the ONS Price Index of Private Rents. That was up from £1,501 in April, so rents rose by £4 month on month.
The monthly change was 0.23%, which shows the market is still edging higher rather than jumping sharply. The annual picture remains firmer.
Winchester’s latest ONS and Nomis labour-market profile shows a relatively strong earnings and employment picture. In ASHE 2025, the median resident full-time employee in Winchester earned £855.50 a week, which annualises to £44,486.
That is above the Great Britain median of £766.60 a week, or £39,863 a year.
