Wigan’s average house price reached £195,557 in June 2026, according to the UK House Price Index. That is a monthly rise of 0.9%, following a 1.0% increase in May.
Prices are also 6.6% higher than a year ago, which shows the market has kept moving forward over the past 12 months.
ONS private rent statistics show that the average monthly rent in Wigan reached £745 in July 2026. That is up from £744 in June, so rents edged higher month on month.
The rise was small, but it keeps the local market moving upwards. The annual picture is stronger.
Wigan’s latest ONS/Nomis labour-market profile and ASHE earnings data suggest a local economy with a large workforce but a pay level below the Great Britain average. The city’s resident population was 347,089 in 2025, giving the labour market a substantial base and plenty of potential housing demand from working households.
