The latest UK House Price Index for the City of Westminster puts the average price at £814,679 in April 2026. That is down 1.1% on the month and 19.6% lower than a year earlier.
It leaves Westminster well below the level seen in spring 2025, when the average was just over £1.01 million.
According to the ONS Price Index of Private Rents, the average private rent in the City of Westminster was £3,163 in May 2026. That is a small rise from £3,149 in April, up by 0.45% month on month.
Even so, rents remain below the level seen a year earlier.
City of Westminster has a large resident base for a central London borough, with a population of 209,996 in 2024. That scale matters because it gives the labour market a broad local workforce, but it also sits alongside some very high living costs.
