What the latest official data may mean for buyers, renters and investors.
West Lancashire’s average house price stood at £241,925 in April 2026, according to the UK House Price Index. That is a rise of 1.7% on the month, up from £237,984 in March.
It also puts values 6.8% higher than a year earlier, when the average was £226,605.
West Lancashire’s average private rent stood at £799 in May 2026, according to the ONS Price Index of Private Rents. That was up £2 from April’s £797.
The monthly move was 0.25%, so rents continued to edge higher, but at a slightly slower pace than the 0.38% rise recorded in the previous month.
West Lancashire had a resident population of 121,995 in 2024, giving the labour market a sizeable local base. The latest ONS/Nomis profile and ASHE data for Jan 2025 to Dec 2025 show a mixed but generally solid employment picture, with pay close to the British average on some measures and slightly behind on others.
