What the latest official data may mean for buyers, renters and investors.
West Berkshire’s average house price stood at £400,550 in April 2026, according to the UK House Price Index. That is a fall of 0.9% from March, when the average was £404,119.
Prices are still higher than a year ago, but only just. Annual growth slowed to 0.4%, down from 0.9% in March.
West Berkshire’s average private rent reached £1,290 in May 2026, according to the ONS Price Index of Private Rents. That is up by £7 from April’s £1,283.
Monthly growth was 0.6%, so rents continued to edge higher rather than jump sharply. The annual picture is still positive, but it has cooled a little.
West Berkshire has a relatively strong labour-market profile in the latest ONS and Nomis data. The resident population was 165,112 in 2024, so this is a sizeable local area with a broad working-age base behind the headline figures.
