Test Valley market commentary
What the latest official data may mean for buyers, renters and investors.
According to the latest UK House Price Index for Test Valley, the average home was worth £374,341 in April 2026. That is up 0.3% on the month, which shows a modest rise after March’s 0.6% increase.
The market is still moving, but the pace is fairly restrained.
ONS private rent statistics for Test Valley show that the average rent reached £1,215 in May 2026. That was up by £11 from April, a monthly rise of 0.9%.
Over the year, rents were 7.2% higher, compared with £1,133 in May 2025.
Test Valley’s labour market picture looks broadly solid in the latest ONS and Nomis data, with resident pay sitting a little above the national benchmark. The area’s median resident weekly pay is £795.30, which annualises to £41,356.
