What the latest official data may mean for buyers, renters and investors.
Tandridge’s latest UK House Price Index reading for April 2026 puts the average home at £498,766. That is a small monthly rise of 0.3%.
Prices are also 1.8% lower than a year earlier. The monthly move was modest.
It followed a similar 0.3% increase in March, when the average price stood at £497,385.
Tandridge’s average private rent was £1,622 in May 2026, according to the ONS Price Index of Private Rents. That is £14 higher than April’s £1,608.
The monthly rise was 0.9%, so rents continued to edge up rather than move sharply. Compared with May 2025, the average rent is up by £55.
Tandridge had a resident population of 90,586 in 2024. That gives the labour market a fairly substantial local base, but the key affordability context comes from how those residents are paid and how many are in work.
