What the latest official data may mean for buyers, renters and investors.
Swale’s latest UK House Price Index reading for April 2026 puts the average home at £291,124. That is up by 0.4% over the month, or around £1,078, from £290,046 in March.
On an annual basis, prices are 1.9% higher than a year ago, when the average stood at £285,724.
Swale’s latest average private rent is £1,091 a month, according to the ONS Price Index of Private Rents. That is unchanged from April, but it still marks a higher level than a year ago.
In May 2025, the average was £1,076, so rents are up by £15 over the year. The month-on-month movement was small.
Swale’s latest ONS/Nomis labour-market profile and ASHE earnings data point to a workforce that is broadly in line with the wider Great Britain picture, but with some important differences for affordability context. The resident population was 158,379 in 2024.
That gives a useful sense of scale.
