Sunderland’s average house price stood at £143,216 in June 2026, according to the UK House Price Index. That is down 1.6% on the month.
It is also 4.6% higher than a year earlier, so prices are still above last summer even after the latest dip.
According to the ONS Price Index of Private Rents, the average monthly rent in Sunderland was £704 in July 2026. That is up by £1 from June, when the average stood at £703.
The month-on-month change was modest at 0.1%, so rents edged higher rather than jumping sharply. The annual picture is clearer.
