What the latest official data may mean for buyers, renters and investors.
Southend-on-Sea’s average house price stood at £325,586 in June 2026, according to the UK House Price Index. That is down 0.8% on the month, after a 0.6% fall in May.
Even so, prices are still 3.7% higher than a year ago, showing that the market has held onto annual gains despite the latest dip.
Southend-on-Sea’s private rent market continued to edge higher in July 2026, according to the ONS Price Index of Private Rents. The average rent reached £1,296 a month.
That was up from £1,292 in June, a monthly rise of 0.4%. The annual picture is still one of growth, but the pace has eased.
Southend-on-Sea had a resident population of 185,214 in 2025, so the local labour market sits within a sizeable coastal city economy. The latest ONS and Nomis profile, using the Annual Population Survey, shows an employment rate of 79.2% for 2026.
That is above the Great Britain figure of 75.5%.
