South Hams’ average house price stood at £375,098 in April 2026, according to the UK House Price Index. That is up 4.2% on March, when the average was £360,023.
It is also just 0.1% higher than a year earlier, so prices are now broadly flat over the year despite the strong monthly rise.
Private rents in South Hams averaged £1,000 a month in May 2026, according to the ONS Price Index of Private Rents. That is the latest figure from the ONS private rent statistics for the area.
Rents rose by 0.23% month on month, up from £998 in April.
South Hams has a resident population of 92,148, based on the 2024 estimate used alongside the 2025 labour data. That population size matters for local housing demand, but the earnings and labour figures give the clearer affordability context.
