Peterborough market commentary
What the latest official data may mean for buyers, renters and investors.
Peterborough’s average house price was £236,378 in April 2026, according to the UK House Price Index. That is down 1.6% on the month, after March was flat at £240,214.
The latest fall pulls prices back from the recent peak, but the market is still ahead of where it was a year ago.
Peterborough’s average private rent stood at £981 in May 2026, according to the ONS Price Index of Private Rents. That is up by £3 from April’s £978.
Month on month, rents rose by 0.3%. The annual rate was 1.7%, so prices were still rising, but much more slowly than a year ago.
Peterborough’s labour market profile from ONS and Nomis shows a city with a large resident base and relatively strong employment. The resident population was 223,655 in 2024.
That gives useful context for the local housing market, because affordability pressures are shaped by the scale of the population as well as by pay and work levels.
