Northumberland market commentary
What the latest official data may mean for buyers, renters and investors.
Northumberland’s average house price stood at £204,603 in April 2026, according to the UK House Price Index. That is up 0.6% from March, when the average was £203,361.
On an annual basis, prices were 5.3% higher than a year earlier. This is a positive monthly move after a soft patch in the previous two months.
Northumberland’s private rental market edged higher again in May 2026. The average rent reached £679 a month, according to the ONS Price Index of Private Rents.
That was up £8 on April’s £671. It also means rents have risen steadily through the spring.
The monthly move was 1.2%, based on the ONS private rent statistics.
Northumberland’s labour market sits slightly below the Great Britain average on pay, but the gap is not large. The ONS ASHE resident earnings data show median weekly pay at £732.50 in 2025, which annualises to £38,090.
That is below the GB median of £766.60 a week, or £39,863 a year.
