North Devon market commentary
What the latest official data may mean for buyers, renters and investors.
North Devon’s average house price stood at £277,169 in April 2026, according to the UK House Price Index. That was up 0.8% on March, when the average was £275,057.
It is a modest monthly recovery after two weaker months, with prices having fallen through February and March. The annual picture is still softer.
North Devon’s average private rent stood at £845 in May 2026, according to the ONS Price Index of Private Rents. That is down from £851 in April, so rents fell by 0.7% month on month.
It is also a modest 1.3% higher than a year earlier, when the average rent was £834.
North Devon’s labour market profile for 2025 points to a comparatively strong employment base, but with pay still below the Great Britain average. The area has a resident population of 101,222, based on the 2024 estimate.
