Luton’s average house price stood at £283,357 in April 2026, according to the latest UK House Price Index. That is up 2.0% on the month.
It is also 2.1% below the level recorded a year earlier, so prices are still softer than they were in spring 2025.
Luton’s private rental market continued to edge higher in May 2026, according to the ONS Price Index of Private Rents. The average rent reached £1,217.
That is up from £1,214 in April, so the monthly movement was modest at about 0.3%. The annual picture is still one of growth, but the pace has slowed.
Luton’s labour market profile from ONS and Nomis shows a city with a large working-age population and a mixed affordability context. The resident population was 239,090 in 2024.
That size matters because it gives a sense of the local demand base for homes, while also reflecting a broad and varied labour market.
