What the latest official data may mean for buyers, renters and investors.
Lancaster’s latest UK House Price Index reading puts the average home price at £193,299 in April 2026. That is down 0.8% from March, when the average stood at £194,861.
The monthly fall follows a sharper 1.4% drop in the previous month, so prices have eased again after a brief run-up earlier in the year.
Lancaster’s private rented sector continued to edge upwards in May 2026, according to the ONS Price Index of Private Rents. The average rent reached £807.
That was up from £804 in April, a monthly rise of 0.3%. It also leaves rents 6.2% higher than a year earlier, when the average was £760.
Lancaster’s labour market profile shows a relatively strong resident employment picture, alongside pay that sits below the Great Britain average. The latest ONS and Nomis data, using the Annual Population Survey and ASHE earnings figures, put the city’s resident population at 145,006 in 2024.
Resident median full-time pay is £686.70 a week.
